Before work can begin on the floor, it is important to complete all trades, including plumbing, electrician, plastering, and glazing. To get the best floor results, ensure that all tradesmen have finished their work before floor sanding starts. This is except for the areas mentioned below like the last coat on skirting boards.
Preparation for coating and sanding
#1. We need safe and clear access. Is there enough parking or access to allow heavy machinery in? Please let us know if you have any questions so we can make alternative arrangements.
#2 Power will be required to run the floor sanding machine. Make sure there is enough lighting and power. The power should be available inside the house, not at the job site. Water must also be available.
#3 Clear the area to be sanded clear from debris and furniture. All furniture, including staples and tacks, should be removed. A quotation can be provided for any floor coverings that have staples, tacks or smooth edges. This will add to the additional cost.
#4 Take out all unsealed food items from your pantry and other storage areas. The smell of polyurethane could contaminate them.
#5 It is best to keep kick boards removed until the floor is finished. It is recommended that new carpet be laid in certain rooms once the floor has been completed.
Information to be aware of
#1. Modern sanding machines are equipped with dust collection equipment. Sanders will attempt to remove dust by vacuuming or wiping down surfaces. It is impossible to eliminate all dust from any job. There are a few consequences. You’ll always see dust particles on the new surface. There will always exist dust particles throughout the house.
#2 Contact with silicone or silicone-based products will result in rejection. Rejection occurs when a coating does not match the surface and pulls back rather than flows over the surface. In some cases, contaminants such as silicone or household chemicals can cause rejection. Many plumbers and glaziers wear silicone on their shoes.
#3 Rugs can leave a back pattern mark on your floor.
#4 If the cuts are too deep, it will not be possible to remove carpet knives or boards from deep gouges.
#5 All painting should be completed, with the exception of the final coat on skirting boards. After floors are completed, your painter may apply the final coat.
After you have finished sanding and re-coating your floors
#1 Do not walk on the ground for less than 24 hours
#2 The polyurethane takes seven days to harden fully. After the final coat has dried, you can place your furniture in the rooms. Do not drag furniture. Instead, lift it and place it where you can. You risk damaging your floor by dragging your furniture along the floor.
#3 Do not walk on grit or other abrasives until the floor has fully dried after seven days.
#4 Avoid wearing stilettos on wood floors. The heel point can damage the floor and leave unsightly indentations.
#5 To help reduce scratching on your newly sanded, coated floor, glue or place small pieces of felt or protective furniture cushions at the feet of heavy furniture and other heavy items. These are easily found at hardware stores and can be purchased for a low price.
Care and Maintenance
Dust and mop your floors at least once per week to keep them looking their best. Depending on how much dirt is brought into the home and the number of residents, dusting may be more frequent. While vacuuming and sweeping will remove most dirt from a house, it won’t remove all. A quality dust mop or static mop will be the best tool for collecting dirt and removing any grit and particles that may have gotten into the polyurethane. To protect the polyurethane coating, office chairs need a floor mat.
